Can I will away my HDB flat if it is under the Lease Buyback Scheme?

Yes, you can Will your HDB flat as per any other assets in your Will, even if it is under the Lease Buyback Scheme.

Essentially, if you give it to your beneficiary(s) in your Will, the beneficiary(s) will EITHER inherit the flat [subjected to HDB's approval (e.g. if the beneficiary is your spouse or child living in the flat)] OR HDB will reimburse the remaining value of the lease (based on a straight-line depreciation) to be distributed to the beneficiary(s).


When you join the Lease Buyback Scheme, the proceeds from selling part of your flat’s lease will be used to top up your CPF Retirement Account (RA). You can then use your CPF RA savings to join CPF LIFE, which will provide you with a monthly income for life.

Take note that the unused portion of your CPF LIFE premium, if any, will be refunded to your CPF accounts when you pass away, which will be distributed based on your CPF nomination or Singapore’s intestacy law (if no CPF nomination is made). This will be outside the scope of your Will.
